There is probably a long list of things you need and things you want in your next home. But putting them all on a single list would be a mistake.
</p>

Why? Because buyers who separate what they need from what they want are much more likely to find a home that meets all<br />
their requirements.
</p>
<p>
For example, say you want a home that is close to a golf course but you need it to be in a neighborhood that has a good local school. f you hold out for both, you may miss some great opportunities on the market. Or worse, you might mix up your priorities and ecome so excited by a house that&rsquo;s a block away from a country club (what you want) that you fail to realize that the nearest school (what you need) is several miles away.
</p>
<p>
That&rsquo;s why you should create TWO lists when you shop for a home:<br />
a needs list, and a wants list.
</p>
<p>
Your needs list might look something like:<br />
&bull; Four decent sized bedrooms<br />
&bull; A sidewalk in front of the home<br />
&bull; A double car garage<br />
&bull; A playground within walking distance<br />
&bull; A clean, safe neighborhood.
</p>
<p>
Your wants list may include:<br />
&bull; A finished basement<br />
&bull; Hardwood floors<br />
&bull; A large deck<br />
&bull; Fine dining restaurants nearby<br />
&bull; Backing onto a ravine or wooded area.
</p>
<p>
Does all this mean you can&rsquo;t get the home you want, just the home you need? Not at all! By having two separate lists, you can make the best decision. You can make sure you find a home that meets all your requirements and, ideally, one that offers as many of the &quot;extras&quot; as possible.

What is the perfect open house? It is, of course, an event that attracts lots of potential buyers, of whom a few become seriously interested in your house, and at least one makes you a fair offer.

Chances are, you already know the basics. On the big day, your house should be clean, relatively free of clutter, and presentable.
</p>
<p>
But you need to go even further if you want your open house to be a success. After all, there may be competition. Your open<br />
house may not be the only one in town that day, or even the only one on your street!
</p>
<p>
Although it&rsquo;s your home &mdash; with all the emotional attachment that goes with it &mdash; you need to think of your house as a product&hellip; a product that must be &ldquo;packaged&rdquo; to appeal to potential buyers.
</p>
<p>
How do you do that? Here are some tips that will help:
</p>
&bull; Clear the air of odors. The faintest scent of cigarettes,pets or even exotic cooking can be a turn-off for some buyers.<br />
&bull; Pack up the personal items. Buyers want to visualize themselves living in the house, not you.<br />
&bull; Buy some flowers. A couple of potted flowers placed inside and outside the front doorway can add significant visual appeal.<br />
&bull; Make sure everything works. Check for burned out light bulbs, running toilets, derailed closet doors, and other things<br />
that may need a quick repair.<br />
&bull; Take the pets for a walk. Don&rsquo;t leave them in the house during the event, no matter how friendly and well-behaved they are.

&ldquo;Curb appeal&ldquo;. You&rsquo;ve probably heard that term used before. It refers to how valuable and enticing your house looks from the outside, typically from the perspective of a potential buyer &ldquo;standing on the curb&rdquo;.

Many people focus on preparing the inside of their house for sale, and neglect preparing the outside.This is amistake. Studies confirm that curb appeal has a huge influence over how quickly your house will sell, and for how much.
</p>
<p>
How do you improve curb appeal?
</p>
<p>
You don&rsquo;t need to do a major landscaping renovation! In fact, small improvements often make the biggest difference&hellip;<br />
improvements you can easily do over a weekend.
</p>
<p>
Here are some suggestions:
</p>
<ul>
	<li>Clean the outside of front windows.Make them sparkle!</li>
	<li>Remove grass,weeds and other unwanted growth between driveway and walkway stones.</li>
	<li>Prune shrubs and trim trees.</li>
	<li>Re-sod bare spots on the lawn.</li>
	<li>Edge the lawn. (A simple task that can have a dramatic visual impact.)</li>
	<li>Water the flowerbed. (Flowers look brighter and more healthy within one hour of watering.)</li>
	<li>Sweep the walkway and driveway. Rake the leaves.</li>
	<li>Remove signs such as &ldquo;Beware of dog&rdquo; and&ldquo;No solicitations&rdquo;.</li>
	<li>Check the welcome mat. If it&rsquo;s worn or dirty, replace it.</li>
</ul>

Also, consider buying some attractive potted flowers to put near the entranceway.They are worth the investment.

As you can see, it doesn&rsquo;t take much to boost the curb appeal of your house. Just a little work and a few added details will make a big difference.

Let&rsquo;s face it.When you visit a home during a scheduled viewing<br />
or open house, you&rsquo;re usually seeing it at its best. The rooms are<br />
tidy. The sinks are clean. The closets are organized and<br />
uncluttered. Even the lighting is set to its brightest.
</p>
<p>
That&rsquo;s just good old-fashioned marketing.
</p>
<p>
However, not every house you see will actually look this way. For<br />
any number of reasons, a house on the market may be less than<br />
tidy, poorly decorated, and even in need of minor repairs. You<br />
may open the front door in anticipation, only to be immediately<br />
turned off by stains on the carpets, faded paint on the walls,<br />
cluttered hallways, and more.
</p>
<p>
First impressions form quickly. It&rsquo;s easy tomake quick judgments<br />
and move on. But, you may be passing on what could be a<br />
dream home.
</p>
<p>
Don&rsquo;t make that mistake. Make your purchase decision based on<br />
a carefully considered second impression, not just your first.<br />
When viewing a house, imagine how it will look with a fresh coat<br />
of paint, some redecorating, the minor repairs completed, and<br />
your furniture adorning the rooms. You might just find that a<br />
home that doesn&rsquo;t show well is really a diamond in the rough.
</p>
<p>
(One caveat: Be careful of houses that don&rsquo;t look like they&rsquo;ve<br />
been well maintained. There could be issues lurking that may<br />
require expensive repairs or renovations. Always make a<br />
professional home inspection a condition of your offer.)
</p>
<p>
There are advantages to buying a home that doesn&rsquo;t show well.<br />
They attract less interest and, therefore, less competition from<br />
other potential buyers. The listing price may be lower too.
</p>

Most people know the basics of preparing a home for a viewing<br />
or an open house:make sure everything is clean and tidy,mow<br />
the lawn, sweep the walkway, etc.

But there are a number of lesser known tips &mdash; tips you often<br />
don&rsquo;t hear about&mdash;that canmake your home evenmore attractive<br />
and desirable to potential buyers.
</p>
<p>
In the kitchen, for example, it&rsquo;s obvious that the stove, sink, and<br />
countertops should be spotless. But did you know that grinding<br />
a lemon will help eliminate any lingering odors? You should also<br />
arrange the contents of your cabinets and refrigerator to face<br />
forward.
</p>
<p>
In the bathrooms, make sure the toilet lids are closed. Hang<br />
matching towel sets.<br />
Moving onto the bedrooms, check that nothing is lying around.<br />
Even a shirt draped neatly over a chair can appear messy to<br />
some people.

In the kids&rsquo; rooms, the toys should be &ldquo;staged&rdquo;, not just flung<br />

	&ldquo;How much can we get for our house?&rdquo;That&rsquo;s often the first question<br />
asked when putting a house on the market.
</p>
<p>

Obviously, you want to get the most money possible for your house.<br />
But if you set your price too high you&rsquo;ll scare off potential buyers&mdash;<br />
and their agents! If you set your price too low you&rsquo;ll be leaving<br />
money on the table. People might also reasonably assume that<br />
there&rsquo;s something wrong with the property.&ldquo;Why the low selling<br />
price?&rdquo;
</p>
<p>
Ideally, the selling price should reflect the market value of your<br />
house, and should be influenced by how quickly you want to sell it.<br />
What is market value?
</p>
<p>
It&rsquo;s simply the price that potential home buyers are willing to pay for<br />
a home like yours in your neighborhood.
</p>
<p>
Your agent should suggest an asking price for your house, based on<br />
market research.The analysis should include sales of properties in<br />
your area that are similar to yours &ndash; taking into account the number<br />
of rooms, lot size, square footage, special features (such as pools), etc.<br />
&mdash;and provide a comparison.
</p>
<p>
For example, if your house has two storeys with three bedrooms and<br />
a finished basement the research should include other houses in<br />
your neighborhood with the same features. If these houses sold for<br />
an average of $245,000, then it&rsquo;s a good bet that potential buyers<br />
would be willing to pay that much for your house.
</p>
<p>
An agent will try to find at least three recent house sales in your<br />
neighborhood. (The more recent the better, as home prices can<br />
fluctuate.)
</p>
<p>
Don&rsquo;t take it personally.
</p>
<p>
Market value doesn&rsquo;t take into account any emotional attachment<br />
you may have to any particular feature of your house.You may look at<br />
your backyard garden with pride and remember the many hours of<br />
hard work you spent planning, planting and nurturing. But, no matter<br />
how much more valuable you think the garden makes your house, it<br />
is still only worth whatever someone else is willing to pay for it.<br />
